What is your security deposit?
One month’s rent.

Is there an application fee?
Yes, a $25.00 non-refundable application fee is required with an application.

What if I want to see an apartment?
We prefer that you schedule an appointment to view an apartment. This enables us to set aside specific time just for you.

How do I schedule an appointment?
Simply by calling the office during normal business hours and scheduling one. Often times one can be scheduled the very same day. You may also leave a voice mail after hours or e-mail.

 

What do you look for on an application?
We generally look at three areas; your income/employment, your rental history, and your credit history. In terms of your income, no more than 35% of your gross income (45% for seniors) can be applied to your monthly rent payment. For example, if your gross paycheck is $350.00 per week, then multiply that times 4.3 (average weeks per month) times 35%, or $527.00. Your monthly rent payment should not exceed this amount. We also like to see at least one year on the job.

As for rental history, we look for a favorable reference from a past apartment community. As for credit, a score of 700 and above generally means yes.  590 or below generally means no.  600's... we need to talk.  Prior judgments from creditors is not looked upon favorably.

 In some cases, gaps in any of the above areas can be bridged by utilizing a co-signer. The co-signer you provide must be able to qualify just as if they were renting the apartment themselves. Also, an extra monthly deposit may be utilized in a similar manner. Please talk to us for more details.

Do you allow pets and, if so, are there any extra fees?
We no longer accept cats or dogs or fish or snakes or rabbits or... whatever.  Our cuurent policy is no pets.  Actually in the past we have tried to allow a number of different pets but have had problems occur anyway, much to the sorrow of us and the tenant who had to pay for the damages.

                                                                

Are there laundry facilities on-site?
Yes, we are pleased to offer our tenants the convenience of a newly remodeled on-site coin operated laundry facility in the basement.

 

Are there parking spaces available?

Sometimes.  We have a paved parking lot on the side of the building but there are only 12 spaces available.  Tenants pay $25 a month for a reserved parking space.  Other tenants (and visitors) park along West Drive.

What are your lease terms?
Our standard lease term is for one year upon the anniversary of which it converts to a month to month lease.

Is cable television available in the apartments?
Yes, all apartments are wired for cable through the local provider.

Is broadband internet service available?
High speed connections are available through the local cable provider or DSL through AT&T.  Or, we have recently wired the building for Wi-Fi which any interested tenants may use for $20 per month (which is added as a permanent increase to their rents; we can't take back the password if one changes their mind).

 

Note: As of January 1, 2013, all future units are non-smoking units.
